addition here and this person is asking a question when myseller is already working with an agent what if I find a motivated seller rightand they already working with the real estate agentwhat should I do it’s good question good question so first of all a motivatedseller right you have a motivated seller they give you a call if you’re wonderingwhat we’re talking about real estate wholesaling now okay who’s Alan isessentially you find motivated sellers and they have a distressed propertythey’re in a distressed situation they need to get rid of the property amotivated seller is something that absolutely needs to get rid of aproperty it’s not somebody who’s thinking about getting rid of theirproperty it’s not somebody that’s thinking about working getting somemoney it’s not somebody trying to make it profit from getting rid of a propertyokay it’s somebody that the profit is directly attached to the idea of gettingrid of the property is a liability sometimes it can be somebody I never eatat a house that they don’t want or they or they are in a pre foreclosuresituation it could be a divorce situation where nobody wants the houseanymore they just want to sell it and break even a motivated seller is holdingonto a property at the moment and that money is that property is a liabilityit’s taking money out of their pocket they’ve realized that and they need toget rid of it okay so now this question is coming in from a wholesaler okay sowhen you who sell means you’ll pick up that kind of property at a discounttypically fifty to sixty five percent of the fair market value of the propertyminers repair cost right and you found a motivated seller but they’re alreadyworking with an agent right and yes this can pose to be a dealblocker okay this can happen it can block and deal completely becausetypically as a Realtor hotel are your creative creative acquisition creativereal estate acquisition type of person you buy propertieswith out-of-the-box strategies okay not illegal two different things and talkabout out of the box it’s not conventional a person did not go to realestate agents and leave their property and then wait for the buyer to come theydon’t have the time to be waiting for the right buyer they need to get rid ofit now okay so this person is asking a question what if my motivated selleralready is working with an agent okay now this one’s a little tricky becausealready work with an agent is different from the properties already listed withan agent it is legally mister with the agent I want you to understand that’s alittle bit different from you already working with an agent they already workwith an agent and you you need to ask them a little bit more details aboutwhat the this agent is about is it lifted with a contract attached to itright or is it just this person’s already trying to help them get rid ofthe property right as a wholesaler you’re going there to put the house onthe contract okay you’re literally gonna be getting them to sign a contract tosell you the house at a particular price so if they are already working with anagent and the agent has a broader buyer hasn’t brought the buyer to the tableyet right and and and this struggle is there obviously they are struggling tosell the property and then you come and say hey I’m gonna buy the propertybecause you are gonna put the house on the contract and you’re gonna bepartnering up with the end buyer to buy the property right then it should be outof the question okay it should be as simple as oh youwant to buy the property let me talk to my agent let me get you let me link youup with your aid with the agent now it’s a little tricky because most agents arenot familiar with creative real estate acquisition like real estate wholesalersand things like that most agents are not familiar with thatbut that’s a good thing okay that means you you have an agent that you caneducate on how that works in fact some of these agents can end up becoming abusiness partner a profitable and a viable business partner into the futureso the first thing I would tell you to do is approach the situation with anopen mind okay don’t prejudge don’t because you’ve heard before that againstdon’t like working with the investors shut the doors like never shot doesn’tlet the doors are shot on you like you should never shot any doors period rightso what I would do is I would first of all again ask questions aboutdo they have a contract you don’t have a contract okay if they have a contractokay it’s time to lick me up with the idea let me have a conversation with theagent now when you approach either motivated sellers or agent before youtell them what you’re gonna be doing before you tell them the strategy you’regonna be using before you spit all over them or spill all over their morevomit all over them about your strategy you need to ask quality questions okayyou need to find out what their pain point is okay if somebody does not havea pain point you absolutely do not have an opportunity that makes senseso if you are if you’re in life and business especially entrepreneurshipgenerally when you see pain you see opportunity that’s how you see it righteverybody else want to see pain they see pain and they twin tantrums they’rehungry at the world and then they shot those and everything right but you’re alittle bit different okay when you see pain you as a top three presenter in theworld you see opportunity okay okay now you need to find out what the pain isnot just for now it’s double the work not just for the motivators a lotbecause the motivated seller before you define them as a motivated seller theyalready told you they they had a divorce they improve foreclosure they absolutelyneed to get rid of the property hopefully they called you not youknocking doors right I don’t encourage knocking doors if you think knockingdoors the only way to get leads please stay to the end of this video because Ihave awesome alpha you see the link on the video right now make sure youreserve your seat because if you’re knocking on doors to generate lead thenyou’re missing the road okay there are better ways to attract leads as opposedto choosing them okay now you already know what the painpoint of this motivator cell is are they a few many reasons they have a propertythat they don’t want they want to get rid of it right you need to find out whythe why is very very important this property is costing me too much moneyyou need to write that down this property is a headache for me thetaxis are too much write that down this property’s on thewater that means I’m going way too much then the property is worth you need towrite that down you need to know what the pain is now in addition to that youneed to know what the pain of the agent is okay you get if the agent has acontract you do want to honor that okay and you want to talk to Eagan so what’sgoing on with the property yes I am a private real estate investor I work witha few partners in the area I’d like to know why the property has now soldbecause the agent pain could be as simple as well as been on the market for90 days and crickets nobody’s talking about it nobody is asking and cryingabout it it could be overpriced right if it’sover priced that’s again that’s something you can use in negotiations tosecure the right deal right it could be the location it could be this housecould be sitting right next to train tracks right it has to be sitting rightnext to power lines or you know you need to find out what the pain point is forthis property agent will tell you why the property has not sold and the numberof days has been on the market now if you’re lying sensed if you’re a licensedagent yourself it’s applause okay that’s a wholesaler if you want to go full-timewholesaling I encourage you to have a license okay get a line sense it doesn’tcost I don’t know you cost you 100 150 go to the class it’s leverage for yourbusiness okay yeah that line sense and yes you can still operate you have todisclose that you you are a licensed real estate agent when you’re runningyour business just simple disclosure disclosure meansand let people know I am just FYI I’m putting the contract I’m gonna buy thishouse for $200,000 but I am just so you know I am a licensed agent and you putthat on the contract that’s all just disclosure is the only requirements okaybut on the upside is an edge you can see what’s going on the market in the MLSyou can see how long the house has been listed on the market you probably cansee some other information on Zillow but you see still these days you can see alot more information on the MLS okay but back to what I was saying you need tofind out what the pain point for the real estate agent the listing realestate agent is they are gonna want to you people like to talk about theirproblems okay we’re going to tell you everthink that’s wrong with the property and why it is not sold okay and then you’regonna be like okay I want to buy the property but can you please tell me whatit’s doing to market for 100 days 150 days 300 days right now if there’s somescenarios where you’re gonna reach out to a real estate agent and they’re notgonna pick up the phone they even forgot the list of the property bingo that’sgood news for you okay so you just need to get the property owner because againthey are motivated you you need to get them to call the broker to release theproperty from the market okay that means you’re not able to negotiate with themdirectly but you want to get it released from the market first okay but the keything in this video lesson for you is that you need to understand that becausethere’s an agent does not mean in the end of the road for you it just meansyou gotta put on your professional shoes as a as a closer okay and close thatdoes not mean you hard close people it means you ask quality questions okaywell what’s the purpose of asking quality questions do you want to findout what the pain is because where there is pain is opportunity for everybody youare the solution creator you’re gonna create solution to get rid of thisproperty for them and you acquired the property you make ten
