that the Guru’s are teaching people all sellers you know called a forsale by owner people and try to sell them on giving you their house you knowand if you look on my channel right here you will see quite a few videos of poorColin you can search cold calling ol you see them come up okayit’s an excruciating process okay and it’s a process that I know for a factmost human beings cannot do for long they will quit unless they are gettingpaid by the hour in which case what they are doing is selling hours selling timeright in which case what they’re doing is just you know just trying to it’sjust a job okay well as a business owner as a person that gets paid from resortsokay as a business owner you get paid from generating resorts so if you’re notanything without you’re not getting paid you don’t get paid by the houryou go if you work for the next 15 hours and you haven’t generated a KPI a keeperfor my key performance indicator type of resource right meaning do that closedright you’re not gonna get paid so the question is how long are you gonna dothat process how long are you gonna engage in the activity before you likethis is not working well it works well I don’t like it I don’t like the processare not quick that’s me and I’ve done that multiple times over the years okayone thing that always kept working for me is attraction marketing even in theearly days my early days in business when I started when I launch my willthat’s a host selling business back into thousand and five what really worked forme was attraction marketing mean what that means is not it doesn’t mean it’snot proactive marketing a lot of people try to paint it up as it’s not proactivemarketing know it is proactive marketing there’s a lot of work that you have todo okay just like in any business okay just like in a me strategy the onlydifference between this type of work and those other type of work is that I enjoycreating content I enjoy creating attraction correct I enjoy giving valuefirst before I ask for a business right I enjoy what guy a furniture cause jabjab jab before I asked for a right hook right I enjoy that I enjoy that andmaybe you enjoy China hard to sell people if you are not like me you mayenjoy trying to hard sell people that are already sold or not working with youyou know if you enjoy that then sure you know for everyone of us were differentwhat I know from years upon years of educating people is that most peopledon’t enjoy rejection most people don’t and your hard selling okay and basicallythat’s what you have to do when you get on the phone with a for sale by ownerand you’re trying to sell them on giving you their house at 50 cents on thedollar is it possible could you find a lead adeal from that I think it’s possible of course I think every strategy works Ithink driving for dollars work I think knocking on doors work I think bondingscience work I think direct mailing works all right I think every one ofthose strategies works okay the only question is is that the mostefficient way for you to do this business are you gonna be in business bythe time it works all you would have exited through the left because you gottired it was excruciating and it was hard right are you gonna be the businessby the time it works that’s the question you can start knocking on doors rightnow maybe by the time you knock on the 10,000 door somebody will give you thehouse at 50 cents on the dollar it will give you a contract for it an option tobuy it right but are you gonna be there at the 10,000 door it’s a question Ithink every strategies worked as long spreading the word is that the mostefficient marketing strategy that’s the real questionokay so calling for sale by owners I’ve done that before it’s the waste of timeit’s usually a waste of time but of course there’s that one guy who foundthat one deal right and it’s become a testimonial and then did not sellingthat same strategy to everybody else right decided that same strategy becausethe basically paints in the picture that it to work every time it will work 0.001percent of the time okay that’s your numbers right therethat’s your numbers right there so calling for sale by owners here’s what’sgonna let me tell you something about for silver owners that have theirproperty listed on Zillow not only are you gonna waste your time those peopleare sophisticated okay they’re so sophisticated they feel likethey can avoid paying a three percent commission to that route all right andif you like what the hell the house is gonna be listed online everyone haveaccess 0 is ranking for every damn property’s address right so why would Ineed a realtor isn’t that a valid question that’s a valid question rightso somebody feels like you know what I’m gonna give Zillow $99 I’ll give for saleby owners con $99 to have the property listed everywhere Zillow read FameNaruto calm even if they want it on the MLS they can pay a flat fee and get iton the MLS right so they decided they don’t want to pay any Commission’s dosome of them will rather pay five from the dollars upfront then you have to paya three four thousand dollars Commission later on on a hundred thousand dollarhome right it is what it is right but here’s the key thing that I want you topay attention to you’re trying to talk to people that have decided that theydon’t want to work with the roto what makes you think they want to work withthe real estate Hotel okay now you could talk to them youcould try the hard sell them you could try to use grandpa don’t type of skillson them right you could do all that but what you’re gonna find if you’re anaverage person is that you can do better okaythere’s better ways for you to spend your time okay they’re better ways foryou to attract the people that are actually actually looking for you thepeople that are actually ready for you to call them because thefilled out your form you use the attraction marketing to attract peoplethat are actually in need that they are actually searching yes you can still useinterrupt marketing but they saw your form it makes sense to them they have aproperty to sell and they fill out right and then you’ll call them back and theyare ready to receive your call because the actually soul is seated for you tocall that’s called attraction marketing and no there’s nothing not proactiveabout that type of marketing it’s a proactive way of marketing especially inthe digital age you’re dealing with the person that actually wants your servicesand supposed to people that you have to hard sell them on your services and ifyou have too hard to sell people chances are they still gonna drop off anyway I’mnot making sense they’re still gonna not be interested okay so when you callZillow you call numbers on Zillow you’re gonna have people that say oh you wroteoh you ever heard that word they’re gonna go all your route oh are you abroker you know why they’re asking that question because they’ve already gotbombarded by so many calls from people trying too hard cause people are tryingtoo hard sell and code call people on the phone they already bombard withthose calls and you just another annoying call committing okay so that’sone the other side of things that the Zillow person you’re calling is an agenthello yeah because the agents are looking for deed they’re looking forbusiness right so you call them an agent what do you think they are they alsotrying to look for other gimmicky ways to attract deals so you call them likeyeah but what are you looking for then you go what are you looking for whatthat property is already sold tell me what you’re looking for it’s a great wayfor them to build their list the only problem is that your real estate Ocellaand you don’t really have any intentions or ability in a lot of cases to buyproperties so they are also fooling themselves too because they’re not usingattraction marketing they are using a new marketing okay they look usinggimmicks when there are platforms out here where they can actually practiceattraction marketing and they can literally build massive equity ofmarketing out there that we attract deals to them is that making sense allright so that’s why so you’re actually rightfeasible are you there actually agent yeah there are agents but some of themare real buyers or Soros it will sell us but they’re not motivated sellers someof them are testing out the market they trying to see if their property is worthwhatever Zillow says sometimes the market up about $20,000 or above whatthe zestimates says just to see the somebody can buy it right you know andsometimes people do buy it people do sell a lot of properties dosell on those platforms but that’s not nothing our businesses that’s not whatwe’re trying to do you need to focus on where your ideal customers are wherewould your ideal customers be right now I do customized somebody with stressedout a distress owner a person that was a property they don’t want righthow can you market to those people right how can you market to those peoplewithout you having to worry about somebody taking down your signs withoutyou having to worry about wasting money without you trying to spend $3,000 soyou can get your first deal and then you notice that wait I just spent $5,000 andI didn’t have a deal right how can you position yourself likea real business owner and I might attract some deals right that’s thequestions you should be asking yourself right nowwhere are the attentions of your ideal customer who is your ideal who’s theavatar who’s the ideal person wanna work withdude is there a tired landlord out-of-state ownerhow can you target those people right that’s the question is you ask yourselfright personally there are multiple ways of course but I can put them under theumbrella of digital marketing okay digital marketing many of them arefollowing these gurus they already got stalking a property they need to get ridof it they also wanted to be virtual real estate wholesalers they ended upbeing a virtual real estate investor they have a property about three statesaway and they can’t afford it how can you target these people onFacebook those are the
